How We Work
Every project starts with a site visit. We assess your property's layout, Gulf exposure, existing patio structure, and HOA or ARB constraints. For vacation rental properties, we review the property management company's requirements before finalizing anything.
After the site visit, you get a custom 3D design with appliance selections, material options, and a detailed budget. For rental properties, we include the nightly rate uplift case alongside the construction proposal.
We handle all permitting (Okaloosa County for Destin, Walton County for 30A), all ARB submissions, and all trade coordination: licensed electricians, plumbers, and gasfitters on the Emerald Coast who know coastal codes. One point of contact through final inspection.
